About the project

Located 11 kilometres to the west of the CBD, the area bounded by this project contains a high proportion of SA Housing Trust-owned houses that are of older construction, expensive to maintain and do not meet today’s lifestyle and needs of the community.

The Seaton Demonstration Project aims to rejuvenate the area and create a place where people want to live, work and play.

The SA Housing Authority has engaged Renewal SA to commence the revitalisation. It is proposed that the new mix of housing will include 101 homes in total with a more than 50% offered as affordable housing, more than triple the amount required in new developments. In addition, more than 15% of homes will be allocated to social housing.

Objectives

Urban renewal has a significant impact on the community, from a social, economic and environmental perspective.

This project will demonstrate how diverse housing design provides greater housing choices, improved housing infrastructure, integrated planned open spaces, revived streetscapes and overall improved neighbourhood amenities.

The project area, which is bounded by Matthews Avenue in the north, Lark Avenue in the east, Glenburnie Street in the south and Frederick Road in the west, will deliver 101 residences made up of 55 affordable homes, 16 social housing, 30 vacant land market sales and a new 2600sqm landscaped reserve.

In the future, further opportunities for urban renewal in a broader Seaton Study Area bounded by Frederick Road in the west, Glenburnie Street in the south, Tapleys Hill Road in the east and West Lakes Boulevard in the north could be considered.
