About the project
Seaton, bounded by Frederick Road, Glenburnie Street, West Lakes Boulevard and Tapleys Hill Road, is the focus of a bold master plan to rejuvenate a large portion of the suburb and create a vibrant place to live, work and play.
Renewal SA is delivering this urban renewal project in partnership with the SA Housing Trust.
The project will deliver 1,452 new homes through a mix of vacant land sales, house and land packages, affordable housing and social housing outcomes.
More than 20% of the new homes will be offered as affordable housing, available through both purchase and rental via Community Housing Providers in addition to almost 400 SA Housing Trust homes that will also be redeveloped as part of the project.
Local residents will benefit from upgraded public spaces, new reserves, and a significantly expanded tree canopy - complementing the existing green space at Pedlar Reserve.
This project will showcase diverse housing design, greater choice, improved infrastructure, integrated open spaces, revitalised streetscapes and enhanced neighbourhood amenities.
Project progress and status
Stage One, bounded by Frederick Road, Glenburnie Street, Lark Avenue and Matthews Avenue, will deliver 137 new homes with construction having commenced in 2024.
Delivery of subsequent stages of the broader Seaton project is underway, being delivered through a rolling program and ensuring a steady release of new allotments for potential purchasers throughout the life of the project.

Renewal SA held engagement sessions in June 2021 and July 2024 allowing the local community to give their feedback and ideas regarding the reserves, open space and the overarching Seaton Master Plan.
