About the project
Located 11 kilometres west of the CBD, this 38.5 hectare segment of Seaton’s north-west will be the focus of a new master plan which aims to rejuvenate the area and create a place where people want to live, work and play.
Renewal SA, in partnership with the South Australian Housing Trust, will deliver this revitalisation. It is proposed that the new mix of housing will include 1,450 new homes with more than 20% offered as affordable housing through both rental and sales opportunities. In addition, nearly 400 South Australian Housing Trust homes will be redeveloped as part of the suburb’s reimagining to allow for more fit-for-purpose housing.

Project progress and status
Urban renewal has a significant impact on the community, from a social, economic and environmental perspective.
This project will demonstrate how diverse housing design provides greater housing choices, improved housing infrastructure, integrated planned open spaces, revived streetscapes and overall improved neighbourhood amenities.
The project area, which is bordered Frederick Road, Glenburnie Street, West Lakes Boulevard and Tapleys Hill Road, will deliver approximately 1,450 new residences comprised of vacant land market sales, house and land packages, affordable homes and social housing outcomes.
Work on stage 1 has commenced. Covering 2.1 hectares, civil works are now underway with construction commencing on the project’s first 137 homes. New, high-quality social housing will also form a key part of this initial stage, as will the inclusion of affordable apartments as well as market land sales and house and land packages.
Subsequent stages of the broader Seaton project will be delivered via a rolling program starting in 2025, to bring a consistent supply of new allotments to market across the life of the project.
Seaton residents will benefit from improved streetscapes and upgrades to public spaces, including new reserves and a substantially increased tree canopy to complement the existing green space at Pedlar Reserve.

Renewal SA has held engagement sessions in June 2021 and July 2024 allowing the local community to give their feedback and ideas regarding the reserves, open space and the overarching Seaton Master Plan.
