About the project
More than 626 new homes will be delivered across two land parcels to the east and west of Lovelock Drive in what will be a significant infill project to transform 22 hectares of vacant land into a burgeoning community.
The new community will be delivered in partnership between Renewal SA and the South Australian Housing Trust.
The master plan proposes a mix of dwellings including house and land packages and vacant land for sale, with a minimum of 28% affordable and social housing, and also incorporates 12.5% new public open space.
Chief among the development’s objectives will be demonstrating a commitment to sustainability in the planning, design, and delivery of the development, and to provide housing that responds to future climate needs. A target of 5 Star Green Star Communities rating through the Green Building Council of Australia will also be sought.
The combination of new housing, new infrastructure and in particular quality public open space and streetscapes with an extensive tree canopy, will create high-quality neighbourhood. Close to amenities including Colonnades Shopping Centre, Noarlunga TAFE, Noarlunga Hospital and Noarlunga Railway Station this new community will be well serviced and accessible.
The purposefully designed community, which will become home to approximately 1,200 residents, will be delivered over the next decade.

Project progress and status
- Urban design guidelines have been developed to ensure a high standard is applied across the development including cohesive style and form, and will assist in the establishment of a significant tree canopy.
- Careful consideration is being given to the steep topography of the land, to enable enhanced stormwater management, water-sensitive urban design, recreation, and biodiversity benefits across green space.
- Several Aboriginal cultural heritage assessments and field surveys have been undertaken including a Ground Penetrating Radar Survey commissioned by Renewal SA with participation of Kaurna representatives.
- Renewal SA held engagement sessions in July and August 2024 for the local community to give their feedback and ideas for the master plan, while subsequent consultation was also undertaken on open space.

This approach will ensure that the master plan thoughtfully considers neighbouring community assets, and any interfaces and connections are designed in a co-ordinated way.
