
The first of many hundreds of homes are expected to go on sale across Adelaide’s south in the coming weeks, as the state government’s newest housing estate edges one step closer.
Renewal SA launches registrations of interest today for the highly anticipated Noarlunga development, a 22-hectare, 626-home master-planned estate on both sides of Lovelock Drive, just six minutes’ drive from Port Noarlunga beach.
Registrations of interest allow prospective buyers first dibs at properties both land and turnkey house and land homes, when they hit the market, joining a database of people specifically interested in the project.
The first release will include a mix of vacant lots and house and land packages including a range of affordable homes.
Peter Gatsios, Renewal SA’s Executive Director of Residential Project Delivery and Assets, anticipates strong interest ahead of the first homes going on sale.
“We have already seen strong prerelease demand for more homes in the area and support from the local community, so we are expecting significant interest over the coming weeks,” Mr Gatsios said.
The first sales release is planned for the western side of the development, with civil works already underway with civil construction contractor, Winslow Constructors undertaking civil and landscape works worth up to $35 million. This will pave the way for construction of the first homes to start later this year. “We are looking to develop a real community at Noarlunga, offering a mix of options for young people and families who are just getting started, and more premium options for those who are more established, creating a real vibrancy for the area,” Mr Gatsios said.
During the planning phase, Renewal SA has actively engaged with the First Nations community, acknowledging the cultural importance of the land’s connection to the river and sea.
“First Nations culture will be both respected and celebrated throughout the Noarlunga development,” Mr Gatsios said.
“As we have during the planning phase, we will continue to work in partnership with First Nations groups and Elders to ingrain traditional culture into Noarlunga, through naming, open space and the creation of a place of reflection.”
Renewal SA first announced its Noarlunga project in 2024 and began engaging with the local community to ensure the development would deliver positive outcomes for surrounding residents.
Engagement so far has been conducted through community drop-in sessions and online forums, as well as engagement with the City of Onkaparinga, surrounding schools and the South Adelaide Football Club, which also included hundreds of written submissions and feedback from surveys collected.
Mr Gatsios said the feedback indicated the community’s interest in the project, in particular the ability to enter the housing market in the area that they grew up in and previously haven’t had an opportunity to purchase due to limited availability.
He also said Renewal SA had a strong desire to help shape positive outcomes throughout the planning process.
“We will continue to work with residents and stakeholders to ensure considerations are made throughout the remaining planning process to help deliver positive outcomes for the community.”
Noarlunga’s master plan includes a range of housing options, including detached homes, townhouses, and apartments, boasting a lifestyle driven by its convenient location and proximity to Christies and Port Noarlunga beach, the Onkaparinga River and access to the McLaren Vale and Fleurieu Peninsula regions.
To be delivered in partnership with SA Housing Trust, Noarlunga will offer 20% affordable market housing as well as new public housing.
The master plan, designed by Adelaide based Holmes Dyer, prioritises enhanced connectivity and accessibility to nearby infrastructure and services, while featuring 12.5% public open space and extensive tree canopy.
Residents will enjoy easy access to key amenities including Colonnades Shopping Centre, Noarlunga TAFE, Noarlunga Hospital, Flinders University Stadium, Noarlunga Train Station and numerous public transport links.
Renewal SA expects the first residents to move into the new estate by 2026, with the project scheduled for completion in 2031.
