Multi-award winning South Australian property firm Lanser will partner with Renewal SA to deliver about 1,000 new homes at Onkaparinga Heights over the next decade.

Lanser was selected following a comprehensive Request for Proposal (RFP) process and will now embark on its first government partnership by leading the master planning and delivery of the strategically significant site, 35 kilometres south of Adelaide.

The development will offer a mix of housing types, including homes on blocks larger than 500 square metres, and a potential aged care facility.

Lanser is known for Aston Hills and Clover Wood in the Adelaide Hills, and Virginia Grove and Miravale in the northern suburbs. The company has delivered 29 new communities in South Australia since 1999, bringing more than 4,500 allotments to market.

Lanser is one of South Australia’s largest privately owned developers that, particularly over the past few years, has accounted for a significant number of the state’s residential land sales.

Their focus on creating high quality neighbourhoods that prioritise open space and housing diversity was a key factor in their selection.

Mr Wingard said this was a significant opportunity, in an increasingly tight southern Adelaide market, to shape a new community in one of the state’s prime regions.

“The outcomes Lanser has achieved over the past 25 years closely align with our vision for a vibrant new neighbourhood at Onkaparinga Heights,” he said.

Onkaparinga Heights is located at the southern end of the Southern Expressway, with access to the city, coastal regions and McLaren Vale.

The development, estimated to represent about $750 million in completed market value, will include extra-large allotments with frontages of more than 18 metres, alongside smaller blocks for courtyard homes, villas and townhouses.

A minimum of 20 per cent of homes will be affordable, sold through HomeSeekerSA.

A large parcel of land within the site will also be developed to include childcare, along with limited retail, hospitality and other amenities to support the new community.

At least 10.8 hectares of public open space, equating to 16 per cent of the 67.6-hectare site, will be dedicated to public use.

Early plans include tree-lined streets, an extensive network of open spaces and a connected network of pedestrian and cycle paths throughout the development, linking with existing infrastructure in the surrounding area.

Under Lanser’s Development Agreement with Renewal SA, a minimum of 942 standalone residential allotments will be delivered within the site.

“Homes delivered beyond that may include a combination of aged care and possibly a small number of units or apartments,” Mr Wingard said.

A range of sustainability measures is required, including light-coloured roofs to reduce heat absorption, a mature tree canopy of more than 30 per cent and water sensitive landscape design.

Homes will also be required to achieve a minimum 7 Star NatHERS rating, while Lanser will be required to achieve a 5 Star Green Star Communities rating for the development.

Lanser will now seek the relevant approvals to start site planning, land division and civil works, with on-site works targeted to begin in the second half of 2027 alongside the launch of a public sales campaign.

The Lanser development site adjoins a privately owned parcel of land currently under development by YAS Property & Development, which is also expected to deliver around 1,000 homes.

Onkaparinga Heights was previously part of Hackham and Old Noarlunga and was renamed following a major rezoning in early 2023, which transformed 235 hectares of rural land into a Master Planned Neighbourhood Zone.

SA Water completed the first stage of enabling works earlier this year, installing more than 1.1 kilometres of new trunk water main to support southern development parcels in the area.

Last month, SA Water also began the delivery of permanent wastewater infrastructure through the installation of 1.3 kilometres of new sewer main.

Onkaparinga Heights complements major government-led residential developments already underway in the southern suburbs at Noarlunga and Aldinga.

“With the North South Corridor set for completion in 2031, delivering a non-stop 78-kilometre motorway from Aldinga to Gawler, the southern suburbs are well positioned to realise their full potential,” Mr Wingard said.

Lanser is targeting the first residents to move in by 2029, with project completion expected in 2036.
