To ensure South Australia’s regions thrive, attract and retain a skilled workforce, there is an urgent need for more suitable and affordable housing.
Regional South Australia faces a critical shortage of rental and for-sale housing, creating an unmet demand that developers can tap into. As industries expand and new workers are drawn to regional centres, the need for modern, affordable housing options continues to rise, offering developers a compelling market opportunity.
The Office for Regional Housing plays a pivotal role in addressing the housing challenges of regional communities and contributes to South Australia’s future growth. By partnering with developers, local councils, and key stakeholders, the Office provides guidance, funding support, and strategic assistance tailored to the needs of each region. This collaboration ensures that developers are well-equipped to navigate the complexities of regional housing projects.
Kloeden Reserve – Whyalla
Kloeden Reserve is located in the Whyalla suburb of Whyalla Norrie, bordered by the Lincoln Highway, McDouall Stuart Avenue, Kloeden Street and Heurich Terrace.
This is an excellent investment opportunity for two key greenfield sites within a regional economy poised for significant transformation through the South Australian Government’s State Prosperity Project and other major initiatives.
Allotment 1 has an estimated dwelling yield of 20-30 dwellings while Allotment 4 which benefits from multiple street frontage has an estimated yield of 40 dwellings.
Renewal SA has been working with government agencies to secure long-term tenant lease arrangements for 10 new dwellings on Allotment 1.
At least 10 houses must be constructed immediately and will be leased back to the government for a guaranteed minimum period of 10 years to accommodate essential workers, such as health professionals, teachers and police officers.
The guaranteed rental income will support developers and builders to significantly reduce investment risk.
Allotment 4 has the opportunity to accommodate various land uses in addition to residential including recreation, education, childcare or community facilities to benefit the local community.
Both sites benefit from access to essential civil infrastructure located along Kloeden Street.
The release of these allotments at Kloeden Reserve for development is a strategic move to support key projects, industry growth, and the delivery of critical services in the Upper Spencer Gulf.
An EOI process is now open and invites submissions for either Allotment 1, Allotment 4, or both allotments combined.
