About the role

As the Major Projects, Development Manager for Southwark Grounds, you will oversee key project components, lead critical sales, negotiate development partnerships, and manage project delivery from initiation to completion. This role offers an excellent opportunity for those interested in property development to contribute to a major regeneration project in South Australia. Proven experience in mixed-use and residential developments within multidisciplinary teams is required.

Key responsibilities:

  • Develop and implement sales strategies and disposal processes using advanced negotiation and stakeholder management skills.
  • Contribute to and review business plans, feasibility studies, and strategies aligned with Renewal SA’s objectives.
  • Negotiate and manage complex sales contracts and development agreements to achieve revenue and delivery targets.
  • Ensure compliance with government policies and procedures in all project reporting and deliverables.
  • Manage procurement, contracts, land transactions, leases, and consultant or construction activity, ensuring adherence to governance and regulations.
  • Establish and maintain robust project management frameworks, monitor milestones and risks, and allocate resources effectively.
  • Support procurement by engaging consultants and contractors to meet project and end-user needs.
  • Prepare regular progress reports for senior management, covering financial, technical, and schedule metrics.
  • Mentor project staff, including a direct report.
  • Strong written and verbal communication, collaborative skills, and the ability to manage multiple priorities are essential.

About the project

Renewal SA is redeveloping the former West End Brewery site, now Southwark Grounds, into a mixed-use community just 2km from the Adelaide CBD. The project includes a diverse range of housing, employment and new landscape spaces for the community, including a major upgrade to the Karrawirra Parri/River Torrens.

Master Planning is complete, and the project was launched to delivery partners in April 2025, involving a number of boutique apartment and townhouse sites and a major 1000 home master precinct opportunity. Negotiations are currently underway with future development partner.

Civil and landscape works, and construction of the first townhouses are scheduled to commence in late 2025. Across 2026, the project has significant delivery ambitions with major civil, landscape and support of development partners key contract milestones as the project moves into delivery.

Who we are looking for

  • Proven experience delivering large-scale residential or mixed-use developments
  • Strong commercial and financial acumen, with the ability to lead complex sales and negotiations
  • Advanced project management skills across procurement, contracts, and project delivery
  • Excellent stakeholder management and communication capabilities, with influence across government, industry, and community
  • A tertiary qualification in business, property, project management, construction management or a related field (PMP certification desirable).
