About the project
Oakden Rise is one of metropolitan Adelaide’s largest infill developments, set to deliver up to 1,300 new homes.
This master-planned community, located just 20 minutes from Adelaide’s CBD, is unlocking the potential of one of the city’s last large-scale urban renewal sites and supporting up to 400 construction jobs annually, while contributing an estimated $460 million to Gross State Product over the course of its development.
Oakden Rise offers a diverse mix of housing, from two-bedroom terraces to large family homes with one-, two-, and three-storey options available, all centred around a new community hub featuring a swimming pool, gym, function spaces, and retail offerings.
Green space is a key feature of Oakden Rise with every home within walking distance of a park or green space and30 kilometres of cycling and walking trails weaving through the neighbourhood. Playgrounds tailored to different age groups will be distributed throughout the community.
Affordability and sustainability are central to the development’s goals. Twenty-five per cent of homes are allocated as affordable housing and an embedded energy network is being implemented to support more sustainable living.
Project progress and status
- Land and homes are now available, with construction having started in 2023.
- Residents are already moving in and the entire development is expected to be completed by December 2032.
- The development showcases one of the largest display villages ever delivered in Adelaide with 32 homes across 28 builders, including five VillaRange terrace displays and Villawood SA’s first charity home ‘The Good Home’ set to be auctioned in November 2025, with all proceeds going to support children’s charity organisations.
- The newest residential precinct within Oakden Rise is Botanic, which offers a fully electric, 7-star energy-rated community that blends urban convenience with natural surroundings.

Heritage and Culture
Oakden Rise is located on the traditional lands of the Kaurna people. Since European settlement, the land has been used for farming and institutional purposes.
The site also includes the state heritage-listed Former Superintendent’s House (Czechowicz House), which will be preserved as part of the development’s commitment to honouring the area’s cultural and historical significance.
Stakeholders and community
Community engagement has been central to the Oakden Rise journey. In 2019, Renewal SA hosted both online and in-person consultations on the Oakden and Gilles Plains Draft Structure Plan, which informed the open market tender process.
Following Villawood’s appointment as the successful developer, further community consultation took place in 2022. Feedback from these sessions helped shape the final master plan, ensuring the development reflects local needs and aspirations.
In 2022, a yarning circle saw Kaurna leaders, including Elder Uncle Rodney O’Brien, joined by representatives of Renewal SA and Villawood Properties, gathered for a campfire-style discussion about First Nations history, culture and spiritual connection to the land. The learnings and stories shared influence inform landscaping design choices across the project.
