Renewal SA’s redevelopment of Seaton is among a suite of projects helping drive record housing construction across South Australia.
The latest Australian Bureau Statistics (ABS) data shows the total number of dwellings under construction at the end of September 2025 was 14,916, an increase of almost 800 homes compared with June and an increase of 1,000 homes year-on-year.
Peter Gatsios, Renewal SA’s Executive Director of Residential Project Delivery and Assets, said Seaton and other agency projects were playing a key role in state’s housing momentum.
“We currently have 280 house and land packages across four sites – Seaton, Noarlunga, Prospect Corner and Playford Alive - that are allocated for sale or under construction, with all homes expected to be completed within the next 18 months, Mr Gatsios said.”
“These are in addition to hundreds of apartments in the works at Bowden, Prospect and Southwark’s Grounds delivered in partnership with private developers, demonstrating on our ongoing commitment to increasing the housing supply for all South Australians.”
The ABS data showed dwelling commencements in South Australia surged 14.4% in the September quarter to 3,718 homes, 26.7% higher than a year earlier.
The Seaton redevelopment is among a raft of Renewal SA's major projects contributing to the state's construction pipeline.
Construction is well underway, with 36 homes currently being built near the recently opened Karra Reserve, a 2,000-square-metre public park at the heart of the renewed neighbourhood. Residents are expected to start moving in during the first half of this year.
Karra is named after a significant Red River Gum on the northern edge of development – ‘Karra’ means red gum in the Kaurna language.
Mr Gatsios said Seaton was demonstrating how urban renewal could deliver both new housing and enhanced community amenity.
"Seaton is offering a range of housing options in a well-connected location close to the city, public transport and local services,” he said.
"As construction progresses across our portfolio, we're seeing tangible results of careful planning and partnership with industry to deliver the homes South Australians need.”
Prospective buyers can register their interest in purchasing one of the nine remaining terrace-style homes in the Karra Collection, located on the western edge of Karra Reserve.
The homes are being built by Scott Sailsbury Group and span a selection of price brackets, ranging from $730,000 to $1.06 million.
Work is continuing on the next stages of the Seaton redevelopment, with newly subdivided land making way for hundreds of additional dwellings as the suburb's transformation gains pace.
Stage One of the project will see 137 homes completed.
New high-quality social housing will form a key part of the project, with affordable apartments to be included in the delivery.
Overall, the project will deliver 1,452 homes within the bounds of Frederick Road, Glenburnie Street, West Lakes Boulevard, and Tapleys Hill Road.
