A major northern suburb housing estate will remain on track after returning to State Government control following a refocussing of national developer AVID Property Group’s market priorities.

Renewal SA will assume responsibility for determining the future of Eyre and remains committed to its continued delivery, ensuring an ongoing supply of homes to the market.

Renewal SA Chief Executive Shane Wingard said the transition would not affect existing purchasers and the agency's direct involvement would enable the continued delivery of housing and community infrastructure at Eyre without interruption.

"Our team is experienced in facilitating housing delivery in the northern suburbs and we are confident we can bridge any gaps and maintain momentum on the project while a long-term strategy for the site is determined," Mr Wingard said.

Renewal SA entered into an agreement with national builder and developer AV Jennings in 2010 to deliver Eyre, a 120-hectare development in northern Adelaide located about 40 kilometres from the CBD and adjoining the future Northern High School.

The project, which can be accessed via Main North Road and the Northern Expressway, was expected to deliver about 1,900 homes. About 750 homes have already been completed, along with a shopping centre and sporting fields.

National developer AVID Property Group acquired AV Jennings in 2025, and Eyre became the group's only active South Australian project.

The project was operating under a Development Deed with Renewal SA and AVID has since decided to focus its attention on the eastern states, concluding its activities in the South Australian market.

AVID has committed to completing outstanding work on current stages, including landscaping and delivery of a reserve, while also working with existing buyers to finalise upcoming settlements required design approvals and ensure that all commitments to existing buyers are maintained. That work is expected to be completed in mid-2027.

Mr Wingard said that while Renewal SA planned to continue delivery at Eyre as a priority and maintain the project's original vision, the development's long-term future would likely involve a significant private sector development partnership opportunity available in the coming months.

Any future arrangements will maintain Eyre's vision for a high-quality, connected neighbourhood, including affordable housing, open space and community amenities.
