
More land at Renewal SA’s new coastal housing development in the southern suburbs has been released, following significant interest in its inaugural stage.
Eleven blocks of land have gone on sale at Noarlunga today, after the estate's first release attracted significant interest, with more releases planned before the end of the year.
The new allotments are located on Noarlunga’s eastern parcel, neighbouring South Adelaide Football Club, and club president Geoff Baynes will have a front-row seat.
“For a long time, we’ve been surrounded by paddocks and so on as you’d expect, but now to have 600-odd families moving in, we just think that’s such an opportunity to not only have a bigger supporter base for the football club but also develop our facilities to complement those needed for the new community,” Mr Baynes said.
Renewal SA’s Executive Director of Residential Development and Assets, Peter Gatsios said the project has proven “very popular” since its release on 21 June, due to the affordability and location, and Renewal SA is working hard to bring more opportunities online.
“Allotments on the eastern side of the development are larger, allowing for more spacious single-storey opportunities with larger front and back yards,” Mr Gatsios said.
“We anticipate they will be very popular with the market.”
The blocks, which give purchasers the freedom to select their own builder are up to 463m², with prices starting from $232,000 for an affordable corner lot block available to eligible buyers, and $287,000 for a market land block.
Mr Baynes said he wasn’t surprised by the level of interest from prospective buyers.
“It’s such a terrific community down here, you’ve got all the facilities of the wine region, you’ve got all the facilities of the beaches, the areas in which you can go and just relax and enjoy a cup of coffee are immense,” he said.
One of those places is Agatha’s café, located minutes away at nearby Port Noarlunga beach and owner David Ratcher said the growth of the local community would benefit his business.
“With more people in the area comes more families and more days out,” Mr Ratcher said.

He is particularly optimistic about the influx of new residents during the quieter winter months.
“We are a seasonal venue, so we definitely get a lot more traffic through the summer but most of our customers are locals, so the increased numbers will help, particularly during the colder winter months,” he said.
“More traffic through the whole area helps us thrive and it helps other businesses in the area thrive.
“The more families that reside in this area, they’re more likely to stay in this area and support businesses within the area. There’s definitely a need for more houses.”
City of Onkaparinga Mayor Moira Were AM said the area would be buoyed by the influx of new residents.
“There will be a buzz. It will be great to have more people here,” Ms Were said.
“I hope we get challenged by all the new customers, I hope they’ll say we want this, we want that.
“Hopefully we’ll get a few more interesting shops as well.”
Civil works are underway to prepare roads, sewers and essential services at the development site ahead of the construction of the first homes 2026.
The first residents are expected to move into Noarlunga by the end 2026.
Noarlunga is being delivered in partnership with the South Australian Housing Trust and will offer a mix of direct-to-market housing, affordable housing and social housing.
The project is targeting a minimum of 28% of the housing designated as affordable and social housing.
The estate is located near Port Noarlunga Beach, Colonnades Shopping Centre, Noarlunga TAFE, Noarlunga Hospital and the local railway station.
The development spans two land parcels on either side of Lovelock Drive, within the suburbs of Port Noarlunga and Noarlunga Downs.
