Scores of new homes are set to be unlocked in Whyalla to support the community, its workforce and the future of the regional hub, while offering developers a rare chance to establish a presence in an area on the cusp of significant transformation.
Renewal SA, through the Office for Regional Housing, is this month inviting Expressions of Interest for the development of two prime land parcels on Kloeden Reserve next to Whyalla Airport, along the Lincoln Highway. This initiative follows the purchase of three allotments earlier this year.
Office for Regional Housing Director Matt Hunt said this was a significant opportunity to provide new housing to support Whyalla’s anticipated growth, driven by major state projects such as hydrogen, water, green energy and manufacturing.
“This is a fantastic opportunity for a new developer to gain a foothold in Whyalla and capitalise on the significant investments planned for the Upper Spencer Gulf,” Mr Hunt said.
Additionally, this presents an opportunity to develop new infrastructure that enhances the overall liveability of the region, Mr Hunt said.
The first site, a 1.7-hectare parcel on Kloeden Street is well suited to residential development and could yield up to 30 allotments.
At least 10 houses must be constructed immediately and will be leased back to the government for a guaranteed minimum period of 10 years to accommodate essential workers, such as health professionals, teachers and police officers.
Mr Hunt described the government-backed lease guarantee as an innovative approach, designed to attract developers and ensure timely development.
“This approach provides developers with the confidence of government support from the outset. Combined with the planned pipeline in the region, this is a compelling proposition,” he added.
The second parcel, a 2.5 hectares site on the corner of Kloeden Street and Heurich Terrace can accommodate approximately 40 residential allotments but also has the potential uses for recreation, education, childcare, or community facilities.
Mr Hunt noted that experienced developers interested in contributing to South Australia’s regional economy would be ideal for this project.
“We are seeking developers who can quickly initiate a project that supports Whyalla’s growth, community and workforce,” he said.
“We are committed to providing much-need housing and ensuring our essential workers have high quality, fit-for-purpose accommodation.”
Renewal SA Chief Executive Chris Menz said Whyalla was on the cusp of significant economic growth and Renewal SA was charged with helping to facilitate this process.
“To support the expected jobs growth, the region needs more housing. Beyond this, to ensure the continued growth and vibrancy of our regional communities, we must provide opportunities for affordable, quality housing,” he said.
“The impact of this is two-fold: it enhances the quality of life for residents and also supports economic growth in the regions.”
The Expression of Interest process will close in December.
