Renders of the first homes at Noarlunga

Construction has begun on the first homes at Renewal SA's Noarlunga development, marking the beginning of a significant pipeline of new activity.

Urbanlux has begun early work on the delivery of 13 affordable homes on the site’s western parcel, following a major program of civil works at Noarlunga over the past 12 months.

The homes went to market last year through HomeSeekerSA, receiving hundreds of applications and selling within weeks.

Peter Gatsios, Renewal SA’s Director of Residential Project Delivery and Assets, said the start of house construction is a significant milestone for the project.

“The southern suburbs have been very tight on land for a long time, so naturally buyers are keen to get into the market and see their homes start to take shape,” Mr Gatsios said.

“We are very pleased to see this next phase begin.”

Viv Chauhan, Director and Owner of Urbanlux Constructions, said he was pleased to be first on site to shape the new neighbourhood.

“Being the first builder to commence construction at Noarlunga is a significant milestone for Urbanlux and a reflection of our confidence in the future of this exciting new community,” Mr Chauhan said.

“As a South Australian builder, we see Noarlunga as more than a housing project – it is an opportunity to help shape a vibrant coastal neighbourhood that will provide quality homes for local families for generations to come.”

Fairmont Homes and Harnest will also soon begin construction on a range of house and land packages.

Urban Concept, Tandem, Burbank and Rivergum are also expected to follow later in the year.

Over the coming months, momentum will continue, with more than 80 house and land packages and vacant allotments to be released to market, almost doubling the 93 already released across the initial sales stages.

The current release includes a range of house and land packages built by Tandem, priced from $610,000.

Known as the Kauwi release, meaning water in Kaurna language, the name reflects its proximity to local waterways.

The development will also target a Green Star Communities rating, which means great green spaces and green streets, good transport connections and urban design guidelines that support energy efficient homes.

The homes are designed to allow future residents to significantly lower their energy use compared to standard local homes, through all-electric design, an efficient building envelope and solar PV installations.

Initial greenhouse gas modelling for the project indicates buildings at Noarlunga are moving closer to net zero greenhouse gas emissions through daily living.

A new Noarlunga sales centre opened on Beach Road, Christies Beach in April, providing a physical space for those interested in the development to learn more in person.

Noarlunga aims to deliver 626 homes across two sites for completion in 2031.

The estate is located near Port Noarlunga Beach, Colonnades Shopping Centre, Noarlunga TAFE, Noarlunga Hospital, the local railway station and South Adelaide Football Club, with close access to McLaren Vale and the Fleurieu Peninsula.

Delivered in partnership with the South Australian Housing Trust, Noarlunga will offer a mix of direct-to-market, affordable and social housing, including house and land packages and vacant land.

A minimum of 28 per cent of homes will be allocated for affordable and social housing, with 12.5 per cent of the site dedicated to new public open space.
