Huge interest is expected from prospective developers as two of the final remaining blocks of land become available for development at Renewal SA’s multi award-winning Bowden project.
These sites are located in Bowden’s vibrant, established community, which is an exemplar for inner-city urban renewal. They provide prime development potential by offering immediate access to Bowden Park, Plant 3 and Plant 4 amenities and close proximity and views to the Adelaide Park Lands.
Renewal SA Executive Director Residential Project Delivery and Assets Peter Gatsios said this was one of the last chances for developers to make their mark on this significant project.
“All sites are located at the gateway to the precinct and provide the potential to complement what has become a thriving and go-to community over the past decade,” said Mr Gatsios, who noted that Renewal SA had been successfully delivering the Bowden project since its inception in 2008.
“This makes it a huge attraction and an opportunity that should not be missed.”
Expressions of Interest are invited for lots 43 and 2002, located just 2.5km from the CBD. These lots offer flexible, mixed-use development opportunities, including residential apartments and retail and commercial options.
The sites allow development up to 12 and eight levels respectively and provide quick and direct connections to the CBD via tram, train and the Adelaide Park Lands greenway and connected pathways.
The ‘development ready’ parcels have been de-risked by Renewal SA, with all site infrastructure and environmental audit due diligence completed.
Bowden is home to an established community of 1,500 residents and upon completion will include more than 2,500 homes.
Mr Gatsios said there is a requirement for 15 per cent affordable housing “which is fundamental to the growth and diversity of Bowden”.
Bowden is one of the projects in Australia to achieve a 6 Star Green Star Community rating. All development projects within the precinct have achieved a 5 Star Green Star rating, including Nightingale Bowden and Uniting on Second. This reflects one of the highest concentrations of Green Star rated projects within Australia.
Construction on the two lots will add to significant development activity and investment in Bowden, which is expected to top $350 million over the next two years.
The Bowden precinct is surrounded by other major investment projects that will benefit future users including a $1 billion development of the former West End Brewery at Thebarton, the colossal $5.8 billion Bio-Med precinct on the north-west city fringe, the upcoming Brompton Gasworks and the nearby North South Corridor project.
Renewal SA’s team is working to ensure each project works together harmoniously to complement each offering.
Sports and entertainment fans will also benefit from a planned $53 million upgrade of the nearby Coopers Stadium.

Corner Third Street and Park Terrace
Located at Bowden’s main entrance, Lot 43 sits adjacent the Adelaide Park Lands and Plant 3 and Plant 4, Bowden Park, and the Bowden Train Station. The site measures approximately 28m wide and 37m deep, representing 1,049m2 in total developable area.
