Renewal SA is offering the Boiler House at Tonsley for sale by Expression of Interest, with a view to it becoming a high-quality hospitality venue for the district and a gateway to the winery region of the southern vales.

A distinctive mid-century industrial building, the Boiler House used to pump steam and electricity into the Main Assembly Building (MAB) during the height of Tonsley’s car manufacturing days. It has retained many of its original features, including the overhead gantry (bridge), which has preserved the raw, utilitarian character of the site.

The Boiler House was previously offered for sale in 2017, however works did not commence on an intended microbrewery at that time. The hospitality sector now has a rare second opportunity to be a part of the progressive Tonsley story and capitalise on the enviable location and heritage value of the Boiler House.

Desirable development of the Boiler House

Tonsley Innovation District is a dynamic mixed-use precinct that endeavours to maintain its unique manufacturing identity while integrating work and leisure and facilitating a strong sense of community and collaboration.   • The main western entrance of the district
  • The new Tonsley Railway Station and Flinders Link rail extension
  • The new envisaged greenway that will improve cycling and walking access to the district
  • The proposed new retail precinct and supermarket at Tonsley.

Property information

The internal area of the Boiler House is approximately 921m2, with a broader site area of 3,021m2. In keeping with the industrial theme, internal clearance to the underside of trusses is approximately 15 meters. The Boiler House is currently located within the Regional Activity Zone in the Marion Council Development Plan.
