A master planned community of at least 800 new homes will unlock housing supply south of Adelaide after a partnership agreement was signed between Renewal SA and an award-winning national developer.
Villawood Properties will deliver a net zero carbon community across a 45-hectare site in Aldinga which will include a substantial, affordable housing component of at least 25 per cent.
The development will boast a mix of detached, semi-detached and townhouse homes (not exceeding three storeys) and will incorporate initiatives including high-efficiency homes, solar, heat pumps, batteries and a microgrid to reduce energy costs.
The greenfield site is adjacent the new birth to year 12 Aldinga Payinthi College and is a short walk from Aldinga Village.
“The Aldinga agreement confirms our commitment to partnerships with the private sector to deliver more housing faster, particularly in the southern suburbs where supply is at a premium,” said Renewal SA Chief Executive Chris Menz.
Affordability and sustainability targets will be at the fore of the development.
“It’s pleasing, and important, to see strong focus on sustainability targets as well as affordable housing outcomes, demonstrating that it is possible to achieve both across projects,” he said.
The development will achieve a minimum 5 Star Green Star Communities Rating with a target of achieving 6 Stars. Individual homes will target a minimum 7 Star NatHERS rating and display homes will aim to be completed to an 8 Star rating equivalent to help consumers understand the benefits of highly efficient homes.
In partnership with Renewal SA, Villawood will deliver:
- A connected community anchored by a Villawood Community Club. Proposals for the club include a pool, gym, function room, parents room, café, sports courts and work from home (WFH) spaces, and would permit access by the public.
- Sixteen per cent of the land to be dedicated as open space for recreation and nature with a tree canopy target of at least 25% at maturity.
- A net zero carbon community, incorporating all-electric development, extensive rooftop solar and an embedded energy network. The development will also feature the use of light-coloured roofing for mitigating urban heat, plus water sensitive urban design including the use of recycled water for irrigation of reserves.
Villawood will also deliver an over 55s Lifestyle Village on the site's western parcel, consisting of one, two and three-bedroom homes, surrounded by world-class recreational and wellbeing amenities. Proposals here include a clubhouse with a pool, spa, sauna, gymnasium, cinema, co-working space and bar.
This over 55s community will also deliver on key liveability and accessibility features including the use of light coloured roofs, solar energy and high performance thermal insulation, such as Liveable Housing Australia Silver compliant homes and the provision of a community car and bus to support high-quality aging in place.
Villawood offer an outstanding vision for Aldinga in addition to a strong commercial offer and track-record of successful projects said Villawood Chief Executive Alan Miller.

“Aldinga is rewriting how new communities are designed, how lifestyle and climate considerations are factored into them and how home buyers can far more easily access the property market.”
Future transport optionality has been secured by the State Government which has preserved a corridor of land through Aldinga for a future extension of the Seaford rail line to Aldinga. The 60-metre wide corridor from Quinliven Road to Aldinga Beach Road provides long-term options for future transport provision to the growing southern suburbs.
Renewal SA has secured a commitment from Villawood to deliver a north-south shared use path along the eastern edge of the rail corridor. The corridor will be landscaped and made available to the community as additional open space until the time comes to extend the rail line.
Villawood propose to build upon the existing character, values and lifestyle qualities of Aldinga to bring a contemporary approach to community development and sustainable living.
Public engagement on Villawood’s draft master plan for the development will begin in late 2024 with construction due to commence late next year.
The project is bordered by Quinliven Road to the north, Main South Road to the east, Aldinga Beach Road to the south and How Road to the west.
Aldinga is the second partnership between Renewal SA and Villawood alongside its 1,500 lot Oakden Rise development.
