Experienced hospitality operators are sought to operate the octagonal Sheridan Kiosk, which is part of the heritage-listed precinct within the Lot Fourteen ideas and innovation neighbourhood, located on the site of the former Royal Adelaide Hospital.

With street-frontage to North Terrace and spaces for indoor and alfresco seating, the ideal proponent will trade in healthy convenience food and drinks during the day and operate as a licensed small bar and after-hours event space, with the option to provide event catering across Lot Fourteen.

The Sheridan Kiosk EOI offers a once in a lifetime opportunity for an experienced and creative operator to provide a hospitality experience that complement’s Lot Fourteen’s entrepreneurial and innovative character and it’s philosophy as a welcoming neighbourhood that is open to everyone.

There are now more than 750 employees working for 68 businesses, including startups, at Lot Fourteen with a forecast increase to 1000 by late 2020. There are also hundreds of contractors and tradespeople working on site during the redevelopment of Lot Fourteen, which is being developed to create better pedestrian connections with the East End.

Refurbishment works on the kiosk are expected to be completed mid-2020, allowing for the appointed operator to install a custom fit-out in preparation for opening from October. Indicative fit-out concepts demonstrate an indoor seating capacity of up to 50 people with seating available on three sides of the building outdoors.

Lot Fourteen is the first registered WELL Communities Pilot Project in Australia and has a 6 Star Green Star – Communities rating and the preferred proponent would need to align the hospitality operation at the Sheridan Kiosk with this same commitment to health and wellbeing, and environmental sustainability.

Expressions of interest in operating the Sheridan Kiosk are being managed by Colliers International. Submissions must be made by 2.00pm, Friday 3 July 2020.
