A state-of-the-art, all-commercial, multi-tenant office building in Renewal SA’s Bowden precinct is almost complete, with more than 250 workers set to be based in the area within weeks.
Property developer Milestone Project Management, alongside SMFA Architects and construction firm Citify, are set to reach practical completion this month on the five-storey building on Second Street following a 16-month construction program.
Rivergum Group will be the primary tenant, with around 100 staff set to occupy its entire first level after relocating from its South Road premises at Mile End.
Other confirmed tenants include structural steel business Supaloc, an orthodontist and a skin clinic.
Building amenities include an 81 square metre café opening onto an outdoor plaza at the southern edge of the site, 24 car parks, 24 bicycle parks, a gym, end-of-trip facilities and a rooftop communal terrace.
Remaining tenancies are now available for lease, targeting healthcare, education or related industries.
Opportunities include a full second level with 916 square metres of available floor space, as well as two feature tenancies on the top floor.
Renewal SA Executive Director Peter Gatsios said the additional workers would help support local businesses during the working week.
“At peak, there will be hundreds more people in the area every single workday,” Mr Gatsios said.
Milestone Project Management Director Nick Peacock said the development would further strengthen Bowden’s role as a destination for businesses and workers.
“It brings additional people to the Bowden area during business hours, visiting the significant nearby food and beverage offerings and supporting those businesses,” he said.
Mr Peacock said the building was easily accessed by all forms of transport, noting businesses were increasingly seeking locations that support alternatives to fuel-consuming vehicles.
“It is ideally located next to the train for quick access into the CBD and outer suburbs, as well as nearby tram services, bus routes and bike paths,” he said.
He also said its proximity to Green Leaves Early Learning Centre, located less than 20 metres away at the corner of Park Terrace and Second Street, was an advantage for working parents with young children.
The building is located just metres from Bowden train station and was designed by South Australian-based, award-winning architecture firm SMFA, with sustainability in mind.

Mr Said anticipates the Rivergum team will be fully relocated to Bowden by mid-June.

The all-electric development, powered in part by two large rooftop solar panel arrays, receives natural light and ventilation on every façade, contributing to its 5 Star Green Star rating.
Mr Gatsios said the building was a prime example of first-class, inner-suburban office accommodation.
“These are contemporary, well-thought-out facilities servicing a modern workforce that will integrate seamlessly into the Bowden community,” he said.
“We are looking forward to seeing it fully occupied and in use.”
The new development is the final all-commercial building to be delivered in Bowden.
Other commercial buildings in the precinct include Plant 3, Plant 4 and Unity Housing’s headquarters on the corner of Second and Gibson streets, which opened in 2023 and accommodates around 80 staff.
In 2022, Green Leaves Early Learning Centre opened its doors, with sublet amenities including an EMF Fitness Centre, a Star Laundromat and Taiwanese restaurant Bobibao.
The new office development is the second major building project in Bowden to finish this year, following the delivery of 70 apartments on the opposite side of Gibson Street, known as Uniting on Second.
