Renewal SA is bringing 15 hectares of prime industrial property to market in Edinburgh North, further building on the momentum of its targeted land release strategy for South Australia.

Zoned for Strategic Employment, the three allotments at Bellchambers Road (202, 203 and 204) are each more than five hectares and are being offered individually or as one sale.

The land provides B-double access to Adelaide’s upgraded expressway system through the Northern Expressway and the Northern Connector. It is also just 10 kilometres from the SCT Direk Intermodal terminal at Penfield, providing connections to the main interstate rail line.

Suitable for a wide variety of uses such as logistics, warehousing, manufacturing and commercial activities, the allotments benefit from access to established utility infrastructure within the surrounding road corridor including mains water, sewer and electricity services.

The site is immediately adjacent to 201 Bellchambers Road, a 5.5-hectare parcel that was recently approved for the development of 29 individual allotments ranging from 3,200 to 10,700sqm.

Tim Tape, Renewal SA’s Development Director for Industrial and Defence, said the release of 202-204 Bellchambers Road marked another important opportunity for industry.

“Of the significant capital expenditure delivered by Renewal SA last financial year, employment lands for industry and defence made up around half of that,” Tim said.

“It was the first time we’d achieved that $100 million milestone in industrial development, and we have similar growth targets for this year.”

Renewal SA Acting Chief Executive Shane Wingard said the release of these allotments reflected Renewal SA’s broader role in unlocking well-located industrial land that aligned with infrastructure investment, supply chain growth and workforce accessibility.

“By providing new land opportunities within established precincts, we are supporting industry expansion and creating opportunities for private sector partners to contribute to improved economic growth across the region,” Mr Wingard said.

Edinburgh Parks is South Australia’s next largest opportunity to deliver prime master-planned industrial land, spanning approximately 500 hectares within Adelaide’s northern economic corridor and located approximately 25 kilometres north of the Adelaide CBD.

The area has strong defence ties with its proximity to the Edinburgh Defence Precinct, which is a key national defence research and manufacturing hub housing the Royal Australian Air Force Base Edinburgh, Defence Science and Technology and major multi-national defence companies.

Renewal SA is playing a critical role in supporting Australia’s sovereign defence capabilities through the recent completion of a $200 million Deep Maintenance and Modification Facility at Penfield for the P8A Poseidon surveillance aircraft and RAAF E-7A Wedgetail airborne warning and control aircraft.

“At Renewal SA, our aim is to step in to provide development ready industrial land, particularly where major infrastructure or strategic coordination is required,” Mr Tape said.

“We know we can only realise our ambitions as a state through the effective management and stewardship of our industrial property resources, and the release of this land for future employment needs is making strong progress towards this goal.”
