Residents wanting to own one of hundreds of new apartments at Southwark Grounds can register their interest from today.
South Australian developer Samaras Construction and Developments will deliver the 11-storey, 125 home project, with retail and hospitality tenancies on the ground floor fronting a newly created public park.
Construction is expected to begin early next year.
Known as ‘The Bond’ and located on the western edge of the development, the building will mark the beginning of a decade-long pipeline of apartment sales across multiple projects at Southwark Grounds supporting thousands of people who have already expressed interest in the precinct.
Matt Hogan, Renewal SA’s Acting Executive Director of Property and Major Projects, said demand in apartment living at Southwark Grounds had been strong.
“Since launching last year, we’ve had more than 3,600 people contact us who are interested in apartments specifically,” Mr Hogan said.
“About two thirds of those enquiries told us they were keen to buy into the project within three months, demonstrating almost unprecedented interest in my experience.”
The Bond was designed by local multi-award-winning architectural firm SMFA and offers a range of apartment types, with one-, two-and three-bedroom options available.
At least 20 per cent of the homes will be offered as affordable through HomeSeeker SA, in line with requirements for all developments within Southwark Grounds.
Mr Hogan said housing diversity was key to the success of Renewal SA’s vision for the project.
“We’re encouraging developers to offer a range of living types across their projects, to support the broad range of people looking to call Southwark Grounds home.”
Concept images of The Bond show a three-level podium anchoring the 11-storey building, clad in an industrial inspired palette of tile, brick and concrete finishes topped with greenery, a nod to the broader Southwark Grounds heritage environment.
Samaras Construction and Developments Director Chris Samaras said The Bond was an opportunity to be part an exciting neighbourhood from the very start.
“We’re excited to open registrations and give locals the first chance to live or invest here.” Mr Samaras said.
“The Bond brings together scale and warehouse character with real authenticity.
“Combined with easy access to the city, walkable streets, bike paths, tram connections and the energy of Colonel Light's Park, it will be a connected place for the way people want to live today.”
The podium level rooftop will feature a large garden for residents, with BBQ and outdoor dining areas, lounges, planter boxes with trees and foliage and a lawn area.
The Bond will take about two years to build, with first residents expected in late 2028.
This next phase of delivery comes as the first townhouses at Southwark Grounds take shape, with external building work almost complete and first residents on track to move into the precinct this year.
First home buyer Alex Eckerman was one of 17 people selected in a ballot from hundreds of South Australians who registered interest in the homes and is looking forward to being a founding resident.
“One of the things I am looking forward to at Southwark is being able to walk and cycle anywhere I need to go,” Mr Eckerman said.
After living in Melbourne for five years, he said Southwark was a rare location in Adelaide with access to multiple forms of public transport, which suited his city-centric lifestyle.
“For going to the office in the city I could grab a tram or bus from Port Road, a train from Bowden, walk or cycle along the Torrens,” he said.
“I honestly didn’t think that was possible in Adelaide. For my work and where I need to get around, I don’t imagine I’ll need to have a car whilst living there.”
Alex’s home is expected to be ready by the end of the year, along with the 16 others that make up Founder’s Row, the name of the inaugural development site at Southwark Grounds.
To support new residents, civil construction company CATCON has begun roads and streetscapes around the townhouses, including an upgraded entry to Winwood Street from Port Road.
Renewal SA has also engaged heritage design company Mulloway Studio and landscape architect Aspect Studio to work through plans with heritage authorities on concepts for a large public space connecting Founder’s Row and The Bond.
Colonel Light’s Park will include a large lawn area, paved footpaths, mature trees and garden seating, centred on a soon-to-be-announced approach to mark and share the stories of the state heritage listed remains of Colonel Light’s cottage and garden, which are buried beneath this part of the site.
Mr Hogan said activating public space in time for residents to move in was critical.
Early landscaping work is also complete on the north-western side of the development, to create a widened plaza outside of Bloom Restaurant.
The new outdoor area has created an interface between Bloom and a riverfront development by Otello and Fortis, which is also expected to begin later this year.
Otello is currently delivering MUSE and FLOWE at Renewal SA’s nearby Bowden development, partnering with national developer Fortis on their Southwark Grounds project.
Early plans indicate about 200 apartments across two towers, and seven townhouses, with a range of hospitality and retail offerings integrated into the lower levels of the buildings.
In May this year, a planning code amendment increased housing capacity at Southwark Grounds by about 400 homes, enabling buildings of up to 14-storeys in some parts of the precinct.
About 1,700 homes are targeted for delivery at Southwark Grounds over the next decade, supported by a supermarket, retail and hospitality offerings, a revitalised Walkerville Brew Tower, a childcare centre, car parking and well-connected public spaces.
