John Rice Avenue, land released to market

More than $745 million worth of projects are being released under Renewal SA’s landmark multi-billion dollar sales and investment strategy, Developer Ready, by the end of this financial year.

The expansion aims to attract further private sector development, boost industrial land supply, increase confidence and transparency across the property sector, lift housing supply and provide opportunities for additional economic growth and jobs.

The first parcels of development ready land this year have hit the market, designated for a mix of medium-density housing, commercial projects and industrial use.

These follow on from the more than $2 billion worth of development projects unlocked in South Australia last year.

The residential developments are expected to have a completed value of more than $720 million.

And the industrial estates are expected to fetch a combined total greater than $20 million.

The latest releases include:

  • Elizabeth South: Expansive 8.5-hectare residential development opportunity on John Rice Avenue
  • Munno Para: Three allotments in Playford Alive earmarked for medium-density housing and commercial use
  • East Grand Trunkway: 10.35-hectare industrial allotment on Newhaven Road
  • Edinburgh: 2.91-hectare industrial allotment on Gidgie Court

Chris Menz, Chief Executive of Renewal SA, said the agency was committed to maintaining a robust pipeline of development opportunities in South Australia.

“The pipeline of development opportunities we are launching is unprecedented, and we are just getting started,” Mr Menz said.

Mr Menz said the release of industrial land was a key focus for Renewal SA, which has 28 per cent of the state’s supply.

“We understand the need for it, and we also understand the complexities of bringing some of that land to market,” Mr Menz said. “It will be a significant focus for us and something we are determined to achieve.”

The balance of land releases expected to come online in the coming months will also see the inclusion of an enormous 1000-home residential development opportunity south of A delaide.

Upcoming opportunities include:

  • Onkaparinga Heights: 68-hectare, 1000 home, greenfield residential development
  • Gillman: 1-hectare industrial allotment at 28 Ocean Steamers Road

Renewal SA launched its $2 billion Developer Ready campaign late last year, featuring key developments such as Southwark Grounds, Tapangka on Franklin, and 274 and 275 North Terrace, along with significant opportunities at Bowden and in regional South Australia.

Southwark Grounds, the $1bn development at the old West End Brewery site on Port Rd, is now seeking development and investment partners.

“We received strong local, national, and international interest in the large-scale development projects we released last year, and we remain committed to a continued schedule of land releases well into the future,” Mr Menz said.

“The development sector continues to respond positively to South Australia's favourable economic conditions and partnering with Renewal SA to deliver an exciting array of projects.

“And we now have that pipeline for the future, so that we can talk to that with investors and developers around how the government will support and provide those opportunities.”

Mr Menz said the agency was not only looking for partners across the property and development sector, but the “right” partners.

“We are looking for ambitious vision. We won’t apologise for that,” he said.

“We are not interested in a race to the bottom, we are looking to build projects that have value and meaning; projects that move South Australia forward.”

Elizabeth South – 8.5-hectare residential allotment on John Rice Avenue

This expansive site in Elizabeth South offers a key strategic infill development opportunity, targeting the delivery of up to 230 homes.

The site will be offered as a direct sale to the market with a preference for timely commencement of construction post-settlement.

East Grand Trunkway: 10.35-hectare industrial allotment on Newhaven Road

Edinburgh - 2.91-hectare industrial allotment on Gidgie Court

Edinburgh Parks is positioned for industrial development to support the growth of key industrial sectors vital to the area’s economy. The site offers B-double access to Adelaide’s upgraded expressway system, including the Northern Expressway and Northern Connector, enhancing connectivity for industrial operations.

Munno Para – three allotments earmarked for medium density housing and commercial use

  • Lot 1529 – 1,516m²
  • Lot 4011 – 1,565m²
  • Lot 4012 – 652m²

This process closes on May 1.

Onkaparinga Heights - 68-hectare, 1000 home, greenfield residential development

Renewal SA is seeking a development partner for this greenfield site, with infrastructure deeds now in place to support the southern suburbs development.

Bordered by Main South Road and Onkaparinga River National Park, Onkaparinga Heights will offer a diverse range of housing options and is to be thoughtfully designed to integrate with the surrounding environment.

Targeting at least 20% of the 1,000 constructed homes will be affordable, helping to meet the housing needs of South Australians
