Renewal SA is seeking to transform the former Adelaide Bus Station at 111-129 Franklin Street in partnership with private industry, the not-for-profit community housing sector, state and local government, and the local Kaurna community. Tapangka (Tup-un-gar), is envisaged to offer a blend of long and short-term housing options, contemporary commercial and retail spaces with a focus on affordable housing.
Renewal SA will act as the master developer for Tapangka by co-ordinating and partnering with one or more selected development and investment partners to support the delivery of the project vision and outcomes. Renewal SA has already undertaken extensive due diligence and engagement with relevant authorities to support interested parties in proposing innovative solutions.
A series of Reference Development Schemes have been developed to help support further exploration of potential development strategies for the site. Renewal SA is committed to welcoming the first residents to Tapangka by late 2029. In the first of a two-stage process, we are seeking feedback and interest on our vision to deliver a minimum of 392 residential dwellings, 35% affordable housing, a 200+ key hotel, and targeting 5,500m² of commercial space, along with 1,200m² of retail across two iconic towers and significant signature building.
The plans for the site include a build-to-rent component, that is ideal for developers looking to capitalise on the growing demand in this sector. Proponents will be requested to supply high level development experience capability and background within the first stage as well as initial feedback on the opportunity.
Further detailed documentation will be required at the second stage of the process for the select proponents. Tapangka will strive to create a new normal, championing sustainability.
