The application for funding under the Housing Australia Future Fund Facility (HAFFF) has moved to the next stage. This state government initiative aims to create equity for a Community Housing Provider (CHP) by offering a development pathway, a de-risked capital stack, and ongoing project guidance, addressing South Australia's housing shortage.

The Government of South Australia, through Renewal SA, will provide financial and in-kind support. A 1,292m² site at Glenburnie Street and Frederick Road will be sold to the participating CHP on attractive terms.

Renewal SA is working on a concept design for a five-story building with 42 affordable dwellings, including 14 one-bedroom and 28 two-bedroom apartments. Renewal SA will secure town planning approval and expand the consulting team, ensuring designs are fit-for-purpose and informed by a detailed Quantity Surveyor’s report.

The partnership approach includes ongoing support throughout planning, construction, marketing, and sales. Of the 42 apartments, at least 34 will be affordable rentals.

The government will provide upfront equity to support the CHP's execution of the project, which will be repaid through sales proceeds. The CHP can choose to utilise all, some, or none of the project support, maintaining control over the process.
