About the opportunity

Renewal SA is proposing that the Boiler House is retained and redeveloped to leverage the success of the adaptive reuse of the adjacent MAB and Tonsley TAFE developments. Retaining the form of the Boiler House building provides another opportunity to honour the industrial heritage of the site that creates Tonsley’s iconic character.

This unique 1960s building is envisaged to be Tonsley Innovation District’s most popular meeting, entertainment and retail place and a hospitality destination for the southern Adelaide region.

Development focus

Development of the Boiler House may incorporate:

  • hospitality, food and beverage or other catering offerings including restaurants, cafés and/or bars;
  • microbrewery, distillery or other production operations associated with hospitality, food and beverage service; and/or
  • other retail such as fresh food grocery.

Having a hospitality and catering use is desirable for the Boiler House to provide a focal point for social activities and a destination meeting place for the Tonsley community. Incorporating a brewing, distilling or similar production operation at the site would also be highly desirable to align with Tonsley’s manufacturing identity.

Location

In a prime location to draw on existing and future business, residential and student populations, the Boiler House can become one of the main social hubs of Tonsley and the local community.

It is adjacent to the MAB and Western Plaza, within close walking distance to the Flinders University building, TAFE SA, and the residential development. It sits alongside the main western entrance of the site and on the main thoroughfare leading from the railway station.

The Boiler House presents a unique opportunity to bring new life to Tonsley through the adaptive reuse of this distinctive 1960s industrial building.

Property information

The internal area of the Boiler House is approximately 800m2, with a broader site area of 1,911m2. In keeping with the industrial theme, internal clearance to the underside of trusses is approximately 15 metres.

Expression of Interest

On behalf of Renewal SA, Colliers International is seeking Expressions of Interest (EOIs) from parties for the adaptive reuse of the Boiler House for a range of possible uses.

Submissions for the redevelopment of the Boiler House may include:

  • purchase
  • lease from Renewal SA or a third-party
  • joint venture agreement – including between the proponent and Renewal SA.

Renewal SA is also willing to receive submissions from retail, hospitality or catering operators who are interested in operating a range of possible uses in the Boiler House in accordance with the provisions of this document.
